Abodu Site Prep & Utilities: The San Jose Owner’s Guide
Site prep and utility work for an Abodu ADU in San Jose typically runs $18,000 – $38,000 installed, depending on trenching distance, panel upgrades, and soil conditions. We stock the common fittings, conduits, and connection hardware on our trucks, and we handle the full scope: grading, foundation pad, sewer and water laterals, electrical service, and the final hookups Abodu’s install crew needs on delivery day. Most owners discover a problem here long before the unit shows up, when a city inspector flags a trench depth or a panel load calculation, or when a first contractor walked off mid-job and left open trenches and a permit board with nothing signed off.
If you’re holding an Abodu product and the site work under it is failing, or you’re prepping a lot and want the utilities right the first time, here’s what to know.
Which Abodu Models This Applies To

Every Abodu unit, whether it’s the Studio, the One Bedroom, or the Two Bedroom, sits on the same type of foundation pad and connects to the same utilities as a conventional structure. What changes is the position of the utility stubs. Abodu sets the incoming water, sewer, and electrical connection points at specific locations along the unit’s underside, and those locations are fixed per model and series. Get the stub-out location wrong by a foot, and the delivery crew can’t connect the unit without cutting concrete. That’s the compatibility gotcha we see most often in San Jose.
For the most part, Abodu does not sell or supply the below-grade utilities. Those are the homeowner’s responsibility, installed to Abodu’s site requirements document. The document specifies trench depths, conduit sizes (typically 2-inch PVC for sewer, 1-inch for water, and 2-inch schedule 40 conduit for a 100-amp electrical service), and the exact stub-out coordinates. We work from that document on every Abodu job. If you don’t have it, we can request it from Abodu before we break ground, so you’re not paying us to guess.
On the OEM-vs-aftermarket question: there’s no such thing as an Abodu-branded sewer pipe. Below-grade materials are standard plumbing and electrical supply, and the parts we install meet California Plumbing Code and the current California Electrical Code. What matters is that the placement matches Abodu’s spec, not the brand stamped on the pipe. The one place we won’t substitute is the main service panel. If the panel that feeds your ADU needs replacing or upsizing, we install a panel rated for the load, permitted, and inspected.
Signs Your Abodu Site Prep & Utilities Is Failing
- Slow draining or gurgling from the ADU’s fixtures. In San Jose’s clay-heavy soil, a sewer lateral that wasn’t bedded correctly settles and creates a belly or a reverse slope. Water pools in the low spot, drains slow, and you hear the gurgle.
- Water pooling near the foundation pad after rain. The telltale sign that site grading was done wrong or the perimeter drain, if one was installed, is clogged. San Jose’s winter rains expose this fast.
- The main breaker trips when the ADU’s mini-split kicks on. This usually means the feeder wire was undersized for the panel load, or the panel itself is at capacity. We see this on units where a handyman ran the electrical without a load calculation.
- Cracks running through the foundation pad. A pad poured without proper compaction or rebar will move. In San Jose’s expansive soils, the movement shows up within the first two years.
- A city inspector tagged the work and it’s still open on the permit. That means the previous contractor didn’t finish, didn’t pass, or both. We see open permits on roughly a third of the site-prep calls we take in San Jose.
Replacement Cost & What’s Included

For a failing or incomplete site prep, here’s where San Jose prices land.
| Scope | Typical Installed Range |
|---|---|
| Re-grade and compact the pad area, correct drainage | $4,500 – $9,000 |
| New sewer lateral from ADU to city tap (standard 20 – 40 ft run) | $5,000 – $11,000 |
| New water service line and backflow assembly | $3,000 – $7,000 |
| Electrical service upgrade to 100-amp subpanel with trenching | $6,000 – $13,000 |
| Full site prep & utilities for a new Abodu delivery | $18,000 – $38,000 |
The range is driven by trench distance to the city connection, whether the existing panel has capacity, and what’s under the dirt. San Jose is an old city. Some lots have undocumented lines from a 1960s addition. We mark utilities before we dig, every time.
Every quote we write in San Jose is a fixed price in writing before work starts. That number includes materials, labor, permits, and the final inspection. No change orders hiding in the fine print. The work carries the Garrison Standard: 365 days in writing. If something fails inside that year, we come back and fix it at no charge.
DIY or Call Us?
There’s a safe middle ground here. You can absolutely map your own lot, photograph the existing conditions, and read through Abodu’s site requirements document before you call anyone. That prep work saves us both time. You can also check your own panel label to see the main breaker size, which helps us give you a faster rough number over the phone.
What I would not do is open a trench, touch a live panel, or attempt a sewer connection yourself. A sewer line that’s not graded right fails slowly, and by the time you smell it, the repair costs more than the original job. Electrical work done without a permit and inspection can void your homeowner’s insurance if something burns. And a foundation pad poured with the wrong mix in San Jose’s clay just cracks and has to be torn out anyway. If the work is failing or incomplete, call us at (669) 201-3984. Reed Calloway walks every site-prep job personally before we quote it, because the dirt tells you half the story.
FAQs

A properly installed foundation pad, sewer lateral, and electrical feeder should last 40 to 50 years in San Jose soil, with the panel and the water line serviceable for 20 to 30 years before you’d expect anything beyond routine maintenance. The failures we see are almost always installation failures, not material failures. If it’s failing inside five years, it was bedded wrong, undersized, or never inspected. Call (669) 201-3984 and we’ll tell you what we’re looking at, free.
Sometimes, but less often than you’d hope. A single joint on a sewer line can be spot-fixed if the rest of the run is sound. A pad with hairline cracks can sometimes be patched and sealed. But a badly graded line, an undersized feeder, or a pad that’s moved more than a quarter inch usually needs to come out and go back in right. We won’t sell you a full replacement if a repair will hold. The estimate is free and the price is in writing either way.
Most Abodu site prep and utility jobs in San Jose run three to six weeks from first dig to final inspection. Weather adds time in winter. The city of San Jose’s inspection scheduling adds a few days per phase no matter who does the work. We’ll give you a written schedule with the fixed price, and we’ll tell you now that the schedule only holds if the city schedule holds. Call (669) 201-3984 to get a timeline for your lot.
We stock the common fittings, conduits, and connection hardware on our trucks, and we have standing accounts with San Jose supply houses for everything else. For Abodu specifically, we keep the stub-out templates and connection specs for the current Studio, One Bedroom, and Two Bedroom models in our office. The work we do for Abodu owners is the same site scope we handle for Cover and Dvele units. If you need it matched to your unit’s requirements, we match it.
Put it in writing, show up on time, build it right. That’s how this company runs. If your Abodu site prep is failing or you need it done before the unit arrives, call (669) 201-3984 for a free estimate. We’ll walk the lot, write the price, and do the work under permit.
