Tuff Shed New Detached ADU: The San Jose Owner’s Guide
A failed component on a Tuff Shed detached ADU in San Jose typically costs $400 to $1,800 to replace, depending on whether it’s a door assembly, window unit, roof flashing, or structural connector. We stock most Tuff Shed-compatible replacement parts on our trucks and can usually complete the repair the same day we show up. Most owners discover the problem the hard way: a door that won’t seal after a rainy week, a window that fogs between the panes, or flashing that pulls away from the wall after a wind storm off the Santa Cruz Mountains.
We’re an independent San Jose repair and ADU contractor, not affiliated with Tuff Shed. What we do is match the right part to the right shed, price it in writing before we touch anything, and stand behind the work for a full year.
Which Tuff Shed Models This Applies To

Tuff Shed builds to order, so the parts on a Premier Pro Series unit are not always the same as what’s on a Sundance Series or a custom ADU conversion. The gotcha we see most often in San Jose: homeowners assume Tuff Shed parts are universal, then order a door slab that’s 2 inches too narrow or flashing that doesn’t match the roof pitch. Tuff Shed door rough openings are typically 36×80 or 48×80, but the actual slab dimensions vary by model year and trim package.
Here’s what we look for before we quote a price: the serial plate or build sticker inside the door jamb, the wall framing spacing (16-inch or 24-inch on center changes which structural brackets fit), and the roof sheathing thickness. For most Tuff Shed ADU conversions, we recommend OEM or OEM-equivalent parts for anything structural, like ridge beams, tie-down anchors, and door headers. For non-structural items, a quality aftermarket equivalent usually does the job for less money. We’ll tell you which is which, in writing, before you spend a dollar.
Signs Your Tuff Shed New Detached ADU Is Failing
- Door won’t latch or drags against the frame. This usually means the shed has settled or the hinge screws have stripped out of the wall framing. In San Jose’s clay soil, settlement after a wet winter is common, and the fix is often as simple as resetting the door with longer screws into the studs.
- Visible light or daylight gaps around the door or window trim. The original gaskets and weatherstripping dry out in California’s sun and shrink. Once the seal fails, you get dust, bugs, and eventually water inside the unit.
- Roof flashing pulling away from the wall. Tuff Shed roofs are built tight from the factory, but the flashing between the roof and wall can separate after repeated thermal expansion. When it does, rain follows the gap straight down the wall sheathing.
- Musty smell or water staining inside. This is the symptom that usually brings us in. By the time you smell it, water has been getting in for a season or more, and the repair often includes replacing a section of wall sheathing along with the failed part.
- Window condensation between the panes. The thermal seal on the insulated glass unit has failed. The window still closes, but it’s no longer doing its job, and the fix is a new sash or a full unit, not a repair.
Replacement Cost & What’s Included

In San Jose, expect to pay roughly $400 to $800 for a door slab or window replacement, $600 to $1,200 for flashing and weatherseal work that requires ladder access and sealant removal, and $1,200 to $1,800 if we’re replacing a door assembly with a new frame and hardware. The range depends on whether the part is OEM or aftermarket, how much trim work is involved, and whether we find rot or water damage once the old part comes off.
| Part | Typical Installed Range | Notes |
|---|---|---|
| Door slab (36×80 or 48×80) | $400 – $800 | Includes hinges, hardware transfer, weatherstripping |
| Window sash or full unit | $450 – $900 | Insulated glass, vinyl or wood frame |
| Roof flashing & weatherseal kit | $600 – $1,200 | Includes old sealant removal and ladder work |
| Full door assembly with frame | $1,200 – $1,800 | Required when the frame is rotted or out of square |
Every price we give is a written, fixed quote before any work starts. The number you approve is the number on the final invoice. No change orders, no surprise line items at the door. And the work is covered by the Garrison Standard: one full year, in writing. If something fails inside that year, we come back and correct it at no charge.
DIY or Call Us?
Some of this work is safely DIY. Replacing a door sweep, swapping a standard window sash, or re-caulking trim are all within reach of a careful homeowner. Anything involving the roof, structural connectors, or a door frame that’s out of square should be handled by someone with the right tools and ladder training. A fall from an 8-foot pitched shed roof in San Jose sends people to Valley Medical every year, and it’s not the way to save $500.

FAQs

Expect 8 to 12 years from door weatherstripping and window gaskets, and 15 to 25 years from a properly maintained roof and structural frame. San Jose’s dry summers and wet winters accelerate sealant failure faster than coastal fog does, so inspect seals every two years. Call (669) 201-3984 for a free in-person assessment if you’re past the 10-year mark.
Sometimes yes, sometimes no. Window condensation cannot be repaired, it requires a new insulated glass unit. Door drag can often be fixed by re-hanging the slab. Flashing can sometimes be resealed if the metal itself is still sound. We’ll tell you which path is cheaper and be honest if repair buys you one more year instead of ten. Call (669) 201-3984 and describe what you’re seeing; we’ll give you a straight answer.
Most door and window replacements are done in 2 to 4 hours. Flashing and weatherseal work takes half a day, especially if we need to remove old sealant and inspect for hidden water damage. Full door assembly replacement with a new frame runs 4 to 6 hours. We’ll give you a window the day before, and Reed Calloway’s crew shows up when the window says they will.
We stock common door slabs, window sashes, flashing kits, and weatherseal on our trucks for the Tuff Shed models most common in San Jose. Specialty sizes get ordered and typically arrive in 3 to 5 business days. If you’re also working with an Abodu, Cover, or Dvele ADU, we stock parts for those platforms as well. Call (669) 201-3984 and we’ll check the truck before you commit to anything.
